Which North Texas Lakes Allow New Docks

This surprises people, so it's worth stating plainly at the top.

On Lake Lewisville and Lake Grapevine — both managed by the U.S. Army Corps of Engineers, Fort Worth District. You cannot build a new dock at all. The Corps states that new boathouse and dock construction is not being permitted at Lewisville, and that new boathouse permits will not be issued for Grapevine.

The only way to have a dock on those lakes is to own a property where one already stands under a current, active permit. Which means everything that happens to those docks from here on is repair, restoration and rebuild, and on Grapevine, a rebuild has to stay within the original footprint or smaller.

That's the work we do. We are not competing with dock builders for new construction; we look after the docks that already exist, on lakes where they cannot be replaced with something new.

It also means the stakes are different. A dock you cannot rebuild bigger, on a lake that will not permit another one, is worth maintaining properly.

The most common job. Failing boards replaced with marine-grade composite or treated lumber, with fastening and framing checked underneath while it's open.

Structural Dock Repair

Stringers, joists, bracing and connection hardware that have gone at the waterline. This is the repair that decides whether the dock has another twenty years in it.

Storm and Impact Damage Repair

Assessment, insurance documentation and repair after wind, hail or a hard landing.

Boathouse Roof and Siding Repair

Re-roofing, replacing damaged cladding and restoring covered structures — within the footprint and roof-pitch limits the lake authority allows.

Dock Permit Transfers and Inspections

When a lake property changes hands, the dock permit has to transfer, and there is an inspection. We handle the process and fix what the inspection turns up.

Dock Repair Materials

A dock lives half-submerged in a lake that rises and falls several feet a year. Material choices that are fine on a backyard deck are not fine here.

Step 01

We come out and assess

On the water. We look at decking, framing, hardware, the waterline and the roof structure if there is one, and tell you what needs doing now versus what can wait a season.

You get a written scope and a fixed number

Split into what's structural and what's cosmetic, so you can decide how far to go.

Step 03

Permit position confirmed

Repairs to a permitted structure usually need the lake office to know. Rebuilds almost always do, and on Grapevine must stay within the original footprint. We confirm before anything starts.

Step 04

Repair, scheduled around the lake

Work is coordinated around lake levels and weather, which is genuinely the least predictable part of dock work. We'll be straight with you about it.

Step 05

Handover

Hardware tested, documentation updated, and a maintenance schedule so the next repair is small instead of structural.

Boat Dock Repair FAQs

Do you build new boat docks?

No. We repair, restore and rebuild existing docks. On the two largest lakes in the metroplex that isn't a limitation. The Corps of Engineers does not permit new dock construction on Lewisville or Grapevine at all, so repair and restoration is the only work there is.

Can I build a new boat dock on Lake Lewisville or Grapevine?

No. The U.S. Army Corps of Engineers states that new boathouse and dock construction is not being permitted at Lewisville, and that new boathouse permits will not be issued for Grapevine. The only route to a dock on those lakes is buying a property that already has one under a current, active permit. Existing structures on Grapevine can be rebuilt with Lake Office approval, but only to the original footprint or smaller.

My dock came with the house. Is the permit in my name?

It should be, and it often isn't. Permits transfer on sale through a documented process — Grapevine, for example, requires a notarised bill of sale and an inspection. If yours never transferred, that's worth resolving before you spend money on the structure. We can help you work out where you stand.

How do I know if my dock needs structural repair or just new boards?

New decking over failing framing is money spent twice. When we assess, we look underneath — at stringers, joists, bracing and hardware at the waterline, and separate what's structural from what's cosmetic so you can see exactly what you're deciding between.

Can you repair storm damage and work with my insurer?

Yes. We document the damage, provide a written scope and itemized costs suitable for a claim, and carry out the repair once it's approved.

Is a deposit required to start?

A deposit reserves your build slot and covers material ordering. The amount is set out in your written quote before you sign anything, and we never ask for the full amount up front. The balance is tied to progress on the job.

Do you subcontract your work?

Our carpentry crews are in-house. Where a trade licence is legally required, such as electrical or gas for an outdoor kitchen or a dock, that work goes to a licensed specialist we coordinate and stand behind.
